SELLING & BUYING IN SALINAS

The Munoz family finds a South Salinas dream home

247 Arguello Drive · North SalinasSold for $867,000

The Munoz family wanted a quieter place to live. After two buyer cancellations on their North Salinas home and a month in temporary housing, they moved to 118 San Miguel Avenue in South Salinas. I helped them work through the sale, evaluate homes, and negotiate a credit for repairs on the home they now call their dream home.

A move motivated by road noise

Their home at 247 Arguello Drive in North Salinas backed onto a busy main road, and the noise was the main reason they wanted to move. They had taken excellent care of the property and put real effort into preparing it for sale. It was meticulously maintained and ready for a new owner.

The goal was to sell that home and buy in South Salinas. We needed to close the sale while carefully evaluating the condition of the homes they were considering. Finding the right next home meant paying attention to the details, even when a property made a good first impression.

Working through two buyer cancellations

The sale took more than one attempt. After the first buyer canceled, I called the family and then visited them at home for an in-person check-in. I wanted to hear how they were feeling and make sure they were comfortable moving forward. They wanted to continue. Staying in touch and being transparent about what was happening mattered throughout the process.

I promptly handled the cancellation and returned the listing to the market. A second offer came in within two days of that return to market. That buyer also canceled, so we had to work through another setback before the sale could move forward.

The buyer who ultimately closed was relocating to Salinas from outside the area and was represented by another agent. The condition and location appealed to that buyer. The care the Munoz family had put into their home was an important part of what the property had to offer throughout the process.

Looking closely at the next home

During the South Salinas search, we toured several homes that raised concerns about their condition. At 118 San Miguel Avenue, we found an attractive, updated home in excellent overall condition. It stood out among the properties we had seen and became the home the family wanted to buy.

There were still repairs to address. We reviewed the inspection reports the seller provided so we could consider those items alongside the features the family liked. I negotiated a seller credit in place of additional repairs. The credit became part of the agreement for purchasing the home with those remaining repairs.

I also coordinated with lender Oscar Mora during the purchase. The sale and purchase each had their own steps, and the family spent one month in temporary housing while purchasing their next home. That stay was part of the transition between the two homes.

The home they were looking for

The Munoz family sold their North Salinas property and bought the South Salinas home they were excited about. They call it their dream home. The path included two canceled buyers, a temporary place to stay, and repairs to negotiate, but they reached the goal that had started the move.

For someone planning to sell and buy, their experience shows why it helps to look at the whole move. Preparation matters when selling. Inspection reports and the condition of the next home matter when buying. The timing between the two deserves attention too, including where you will stay if the closings do not line up.
